The Bradbourne Community

This website is designed to update local residents and stakeholders following the public consultation and engagement, on the latest proposals from The East Malling Trust to deliver Bradbourne – a new sustainably located community with a strong sense of identity.

The proposals, which are now the subject of a live planning application, include a new community of up to 1,300 new homes – rather than the 1,600 new homes originally proposed – alongside a new two-form entry primary school, community facilities with neighbourhood centre and open space, investment in new roads and sustainable transport, on approximately 80 hectares of land.


The site is located between Hermitage Lane and Kiln Barn Road, bounded by the Maidstone East railway line to the south and Quarry Wood Industrial Estate to the north. It sits within East Malling and Larkfield, Ditton and Aylesford parishes. It was previously included as a site identified as an Area of Opportunity for residential development in the 2019 Submission Version of the Draft Tonbridge and Malling Local Plan.

The site is promoted by The East Malling Trust. The proposed development would utilise a parcel of sustainably located land enclosed largely by man-made boundaries.
